The Importance of the New 7 Star Rating
From May 1st 2024, The National Construction Code (NCC) has increased the energy efficiency rating for new homes to a 7 star Energy efficiency rating. This means that new homes will be much better at keeping you comfortable year-round, without needing to constantly run the heater or air conditioner.
Key Features of a 7 Star Energy Rated Home
Double Glazed Windows: Most windows in a new 7 star home will be double glazed. This means there are two panes of glass with a space in between, which significantly reduces heat transfer.
Improved Insulation: The insulation requirements for walls (R2.5) and roof (R3.5) will remain the same, but there are some changes to the type of wrap used around the house. The reflective foil wrap commonly used is being phased out because of mould concerns and will be replaced with a new type of vinyl wrap.
Proper Sealing: Ensuring there are no gaps around doors and windows is crucial for good energy performance. Consultants like myself will be checking for proper installation to avoid drafts.
What to Look for During a Pre-Purchase Inspection
The 6 star or 7 star energy rating only applies to new constructions. If you're looking at buying an older home, there likely won't be a designated energy rating. However, there are still things you can do to improve the energy efficiency of an existing home.
