Why do I need a Pre-Purchase Home Inspection?

Buying a property is one of the biggest investments you'll ever make. A pre-purchase building inspection can protect your investment and potentially save you thousands on costly repairs.

Don't let a seemingly perfect home hide costly defects. A pre-purchase inspection will give you a clear picture of the property's condition, helping you avoid unpleasant surprises and make informed decisions.

What is a Pre-Purchase Home Inspection?

A pre-purchase building inspection is a thorough examination of a property's condition, both inside and out. The inspection follows the Australian Standard AS 4349 ‘Inspection of Buildings’ requirements to identify any defects, whether minor maintenance issues or major structural problems.

What's the process for a Pre-purchase Inspection?

  1. Get in touch
Contact The Building Inspection Doctor to arrange your inspection. We'll handle scheduling with the real estate agent.

  2. Formalise the agreement
You'll receive a quote and an inspection agreement to review and accept.

  3. Inspection day
The building consultant will thoroughly inspect every accessible area of the property: interior rooms, roof cavity, exterior walls, roof, sheds, garages, and subfloor. Everything is documented with detailed photos.

  4. Immediate feedback
After the inspection, the consultant will call you to discuss the findings. You'll learn about any defects, their severity, and what might be needed to fix them.

  5. Report delivery
The formal inspection report, complete with photos and detailed descriptions, will be sent to you on the same day as the inspection (in most cases). You'll need to settle the invoice before the report is released.

  6. Post-report consultation
Take your time to read through the report. If you have any questions, don't hesitate to contact the consultant for further clarification.
