What should I ask when choosing a building Inspector?

It is strongly recommended when you are in the process of possibly appointing a building consultant to inspect a property, to ask:

  • What their experience is in the building industry?

  • Whether they have public liability and indemnity insurance?

  • And most importantly, whether the consultant is a registered building practitioner?

To make absolutely certain, ask for a certificate of currency of the building consultant’s insurances and registered building practitioner ID card, which will have the licence number and date of expiry.


For instance, if you have made an offer on a home that is subject to a building inspection and the building consultant finds a major defect, you can only exit the contract if the building consultant is a registered building practitioner as per REIV requirements.



Additionally, if you are wanting to get stage inspections on your newly constructed home, appointment of a licensed builder as your building consultant ensures that you have somebody that understands the building process and knows what to look for when inspecting the property. Some builders won’t allow private building consultants on site unless they are a registered building practitioner.
